10 Reasons Why Your House Has Not Sold Yet

"Why Hasn't My House Sold Yet?" is what many sellers in today's market are asking. Here are my Top 10 Reasons why houses are sitting on the market and how to remedy them:

 

10. No one likes your choice of shag carpeting from the 70's, floral wallpaper or fuchsia paint colors. The current real estate market is a price war and a beauty contest.  Replaced carpet, remove dated wallpaper and paint neutral colors.  

 

9. It is difficult to show.  I don't care if a buyer wants to see the home at 8am on a Saturday morning - show it!  This is a buyer's market and if they cannot get into yours, they will get into the 47 other homes on the market just like yours. 

 

8. You like to stay and chat with the buyers.  Please leave the house for showings.  Do not converse with the buyers as anything you say to them may be held against you. In addition, the majority of buyers will be intimidated if you remain in the house.  Also take Fido with you - nothing is worse than a barking dog to distract from the features of the home.  

 

7. The house stinks. Literally.  Either it is pet odors, mildew, cigarette smoke or last night's dinner - the house stinks.  Smells kill sales!  Rid the house of odors and the cause of odors.   

 

6. Too much clutter.  Clutter eats equity! Get rid of it.  Remove personal photos, refrigerator magnets, clear all countertops and hide your toothbrush.  

 

5. No curb appeal. Freshen up the landscaping, trim over grown bushes and trees, powerwash siding and decks.

 

4. The house is filthy dirty.  Make sure everything is whistle clean, especially kitchens, bathrooms and windows.

 

3. The condition of the home is in disrepair.  Make reasonable repairs and make sure major items are in good working condition.   

 

2. Lousy Location. No remedy for location unless you want to move the house. Location will however be reflected in the selling price.
